Selling a home and getting the price you want takes a lot of skill and nuance. Here's how you can ensure you end up on top.

Pricing your home right is a difficult decision. Too high and it won't sell; too low and you could be missing out on money you could have had otherwise. Not to mention there is so much that comes down to how you present your house. Does it look like it's worth what you've priced it at?

If you're trying to ensure your home sells for the right price, here are a few things our real estate agents recommend doing.

  1. Research the market.
    First things first: Know where the market stands in your neighborhood right now. This doesn't just mean doing pricing comps! You'll also want to look at how many homes are currently listed, how many have sold recently, how long on average a house is on the market before it sells, and whether homes are selling for over the list price (and by how much). Once you have a good feel for the local market, it'll help you set an appropriate price for your own home.

  2. Find the right agent.
    If you want to get an appropriate price for your home, you need the power of a good agent. You want an agent who is familiar with South Bend homes for sale, for starters, as they'll understand the nuances in your neighborhood's real estate market. You'll also want one who is good at presentation, who will give good tips for getting your home ready and who will ensure your listing shines, and also one who will be good at negotiation when it comes down to accepting or countering an offer.

  3. Do the quick fixes.
    It's easy to procrastinate on doing minor repairs when you're living in your home, but they'll make it harder to present your home as a good buy when the time comes to sell it. Take a weekend or two to finish all the unfinished projects and knock out all the quick fixes. This includes things like leaky faucets, loose cabinet knobs, and other minor things that might give the impression to buyers that your home is poorly maintained.

  4. Pay attention to your curb appeal.
    First impressions are valuable, so make sure yours knocks it out of the park! Focus on making your home look attractive and, well, homey from the first look. A clean exterior, well-maintained front yard, freshly painted door, and trim, cozy front porch, and a few strategically placed planters full of brightly colored flowers can help to win over prospective buyers before they even get out of the car.

  5. Stage your home.
    The goal of staging your home is to create a canvas where the buyer can easily paint themselves in. This means getting rid of clutter and anything personal, such as family photographs, as they make it harder for the buyer to imagine living there. This may mean moving a lot of personal belongings out of your house, so if you plan on living in your home while you're trying to sell it, you might want to get a storage unit in the meantime.

  6. Set a competitive price.
    Once your house is ready to compete with others for sale in your neighborhood, it's time to set a competitive price as well. The goal is to set a price that is at or slightly below what the market would consider a fair price, in order to encourage more showings, and therefore more offers to choose from.
